We bought a 2 unit house 6 years ago that we would like to renovate into a single family home. But before we invest in the upper floors, we want the foundation assessed. There are weeping cracks that were present when we purchased, but just recently I noticed a hole direct to outside. Repairs are our main concern, but we're also interested in replacement options that would allow the basement to be usable space - currently it is a 6foot tall space with mostly dirt floor.

Hello I have a crawlspace basement which varies in height from one end to another from 2 1/2' - 4 1/2'' and it is about 940 square feet in total. There is 2 small openings on either end of the house which are open and closed seasonally. The surface is a mix of clay, sand and shale rock. Currently water is entering the crawl space and is pumped out automatically. If you need any pictures or additional measurements to make a more precise estimate I will gladly send them. I would like to know an estimate of dealing with drainage of water, sealing the basement from moisture and insulating it. Thank you very much!

Older home built on a rock foundation and there is literally a rock (huge) in our basement. There are some cracks in the foundation and when it rains, the basement fills with water. I am interested in finding out what it will take to make this a more usable space. I am more interested in some form of interior drainage system with a sump pump than totally excavating around the house.

Hi there! My fiancé and I are looking at buying the above listed home. We are concerned about buying this home because of previous water issues. There is a sump pump in the basement but because of the way the ground is outside of the house (slanted in towards the house, instead of away) we are concerned that the sump pump won't be totally sufficient in really heavy rain. We would want to finish the basement, it is currently unfinished so we want to be able to finish it with very minimal risk of water damage down the road. Thanks! Brittany

We have a small bungalow with a crawl space with an earthy smell from the dirt floor. It has a vapor barrier and crushed rock on floor and tyvec on the ceiling of the crawl space. We are in process of having it tested for mould. It doesn't appear overly humid just needs air flow. We need a dehumidifier

Hi, I wonder if you could help us out. We are getting our house built in quispamsis, NB, and we discovered our foundation wall (8" thick, 54'x24'x8') bows inward about 2". We are told ---- " Although the 2" bow in the back foundation wall exceeds the recommended tolerances outlined in "Concrete Construction for Housing and Small Building" handbook the wall was measured to be plumb or within acceptable limits. Once the concrete floor slab is installed the base held in place and the slab and the main level floor system will prevent any future movement in the wall. ----- Do you think it is acceptable? We worry the bowing will only get worse as the time go by. I would really appreciate your professional opinion.
