Hello, We are purchasing a home at this address. We had our inspection done and some concerns have come up with the foundation. I will directly quote what the inspector wrote and I can also provide pictures. " 5.1. One of the smaller new built up beams is missing a pier on one side and has very poor beam/pierconnection on the other side. Recommend installing pier and improving the pier/beam connection ascurrently the beam is not capable of holding any weight.5.2. (IMPROVEMENT) Piers under the original home do not sit on footings, they appear be sitting on patiostones, one has cracked under the weight. Recommend improving the base/footings that the piers aresitting on to improve the strength of the structure and reduce the chance of any future movement." And, 6.1. Pooling water noted on the crawlspace floor. The largest amount of water was noted under a piece ofplywood, this being a low point in the crawlspace. I believe (best guess) the water to be coming from theback corner of the home, water was present in this area at the time of the inspection and the grade of thebasement floor would cause the water to move and collect under the wood. A secondary area (where theold and new foundation join) was noted to be damp and could be another area where water is entering.This could be caused by the absence of downspout leaders at that corner and a possible high water table in that area."

My Mom's house has an old "rubble" foundation. It has been leaking for years, and the mortar is falling off. I was wondering if you have experience with rubble foundations and if they can be repaired, or should be replaced? I have recently fixed up the eavestroughs to eliminate some water. The ground around the house tends to slope toward the foundation. I was thinking of lowering the driveway surface, building up around the house, and installing a french drain around the perimeter.
